Camelia is a 163-unit, two-story townhome development opportunity. The owner of the property had tried unscuccessfully to sell the property as a for-sale housing project with another broker. The Hoffman Company was able to persuade the owner that re-packaging the offering as a "build-for-rent" opportunity would not only assure the property sale but garner a higher sale value than was otherwise anticipated. The Hoffman Company was able to make good on both promises, selling the property at a higher value than the seller originally anticipated to a Orange-County-based developer, Sancerra.
